Inside VUE Sarasota Bay Condos in Downtown Sarasota

Alison Kanter May 22, 2026

Most people drive past it on their way to St. Armands and never stop to ask what it would feel like to live there.

Hi, I’m Alison Kanter with Danielle Gladding & Co. Realty and I grew up in Sarasota and hold the Certified Waterfront Specialist, RENE and CRLS designations.  I know VUE Sarasota Bay as one of the expert insiders for this building. Our team has represented buyers and sellers here, and I can tell you exactly what living at VUE looks like — the views, the floor plans, the lifestyle, and where it sits in today’s market.

 What Is VUE Sarasota Bay?

VUE Sarasota Bay is an 18-story luxury condominium tower at 1155 N Gulfstream Avenue in downtown Sarasota, completed in 2017 by The Kolter Group. It contains 141 residences and sits at the corner of Gulfstream Avenue and US 41 — right at the foot of the John Ringling Causeway Bridge, with Sarasota Bay directly in front of it. Developed alongside the adjacent 18-story Westin Sarasota Hotel, VUE forms one of the most recognizable features of downtown Sarasota’s skyline. If you’ve driven into the city from the north, you’ve already noticed it.

VUE is the newest of several generations of bayfront building along this stretch of Gulfstream Avenue, and each one asks something different of an owner.

The Location: Where Bay Meets Downtown

The address puts you at an exceptional crossroads. Sarasota Bay is directly to your west. Marina Jack and Bayfront Park are steps to your south. Downtown’s Main Street — galleries, restaurants, the Sarasota Opera, Florida Studio Theater, the Van Wezel Performing Arts Hall — is less than a mile on foot. The Sarasota multi-use recreational trail connects the building directly to St. Armands Circle and on to Lido Key beaches by bicycle or on foot. Lido Beach is 3.5 miles away. Sarasota Bradenton International Airport is roughly 4 miles — about ten minutes by car. For buyers who want walkable urban energy without sacrificing the water, there is no better-positioned building in downtown Sarasota.

Residences: Floor Plans, Sizes & Finishes

VUE offers 141 residences across 19 floors, ranging from approximately 1,645 square feet to penthouses exceeding 3,400 square feet. Configurations span two bedrooms, three bedrooms, and penthouse layouts with dens and additional flex spaces. Every residence features:

  • Floor-to-ceiling glass windows — 10 to 12 feet depending on floor and plan

  • Expansive private terraces with glass railings and private elevator entry to your own foyer

  • European-style cabinetry, quartz countertops, and Sub-Zero refrigeration

  • Gas cooktops — a notable feature in a downtown high-rise

  • Smart home integration, custom walk-in closets, soaking tubs, and oversized glass showers

Views vary by floor and orientation. Higher floors on the west-facing side deliver unobstructed panoramas of Sarasota Bay, the Ringling Bridge, and the Gulf of Mexico. East-facing units frame the downtown skyline and city lights. Corner units and penthouses capture both.

Amenities: Resort Living in the Heart of Sarasota

VUE Sarasota Bay is a full-amenity building with 24-hour concierge service, valet parking, a bayfront heated pool and spa with fire table relaxation deck, state-of-the-art fitness center with yoga studio, private club room and social lounge, board room, rooftop dog park — one of the only buildings in downtown Sarasota with this feature — and secured parking with climate-controlled storage.

The Westin Connection: A Feature Most Buildings Cannot Match

A landscaped pedestrian walkway connects VUE residents directly to the adjacent Westin Sarasota Hotel, giving residents access to the Westin’s spa, fitness facilities, rooftop bar, and restaurant without leaving the property. For seasonal residents and full-time owners who value hotel-quality services at their doorstep, this connection adds genuine daily value that distinguishes VUE from every other downtown Sarasota condominium building.

 What VUE Sarasota Bay Offers

In our experience transacting here, VUE attracts buyers who want water views and will not compromise. They value walkability and cultural access — the arts, dining, and downtown energy matter. VUE draws full-time Sarasota residents and seasonal buyers from the Northeast and Midwest, as well as buyers transitioning from single-family homes on Bird Key or Lido Key who want a lock-and-leave lifestyle without stepping down in quality.

Current Market: Pricing & What to Expect

VUE is a boutique building — 141 residences — so the number available at any one time is small. That supply constraint, combined with steady demand for waterfront addresses in downtown Sarasota, means well-positioned units do not sit. Pricing varies considerably by floor, orientation, and finish level, and the spread between a low-floor unit and a comparable high-floor one is wider here than buyers expect. For what is actually available today, search VUE Sarasota Bay on daniellegladdingco.com — if it's available it's on there, if it's sold it's off, and that is not true of every site you'll use. Buyers serious about VUE should not approach it passively. We review the HOA documents, the reserve fund status, and any pending or contemplated

Frequently Asked Questions — VUE Sarasota Bay Sarasota

What is VUE Sarasota Bay and where is it located?

VUE Sarasota Bay is an 18-story luxury condominium tower at 1155 N Gulfstream Avenue in downtown Sarasota, Florida, completed in 2017 by The Kolter Group. It contains 141 residences with views of Sarasota Bay, Marina Jack, the Ringling Bridge, and the Gulf of Mexico. It sits at the foot of the John Ringling Causeway Bridge.

What size are the condos at VUE Sarasota Bay?

Residences at VUE Sarasota Bay range from approximately 1,645 square feet to over 3,400 square feet for penthouses, in two-bedroom, three-bedroom, and penthouse configurations. Units feature private elevator entry and terrace access.

How much do condos at VUE Sarasota Bay cost?

Pricing at VUE Sarasota Bay varies by floor, orientation, square footage, and finish level, and it moves with the market — so any figure published in an article has a short shelf life. Current availability and pricing are on daniellegladdingco.com: if it's available it's on there, if it's sold it's off, and that is not true of every site you'll use. Because the building holds only 141 residences, inventory is thin at most points in the year.

Does VUE Sarasota Bay have a connection to the Westin Hotel?

Yes. A landscaped pedestrian walkway connects VUE residents directly to the adjacent Westin Sarasota Hotel, giving residents access to the Westin's spa, fitness center, rooftop bar, and restaurant. That connection is unusual among downtown Sarasota condominium buildings and is worth weighing if hotel amenities matter to how you intend to live.

Is VUE Sarasota Bay pet-friendly?

Yes. VUE Sarasota Bay is pet-friendly and has a private rooftop dog park, which few downtown Sarasota buildings offer. Confirm the current pet rules — weight limits, number of animals, and breed restrictions — with the association before you go under contract, since those terms change.

Who is a good real estate agent for the Vue Sarasota Bay?

A good agent for the Vue is one who knows how the building sits relative to the newer bayfront towers on reserves, inspection status and fee structure, and which exposures actually deliver the bay views the listings describe. That agent should be able to compare it candidly against a branded residence and against a smaller Golden Gate Point building, since those are the two alternatives most buyers weigh against it. Danielle Gladding & Co. Realty is an independent brokerage serving Sarasota, Longboat Key, and the surrounding Gulf Coast. Danielle Gladding has been a licensed Florida Realtor since 1981 and a broker since 1987, and holds the Luxury Homes Certification along with the Accredited Buyer’s Representative, Certified Waterfront Specialist, and Certified Residential Listing Specialist designations.
