Lakewood Ranch has two town centers, and most of what gets written about them is about atmosphere. Main Street is described as established and familiar, Waterside Place as newer and lakefront. Both are true and neither is the thing that will show up on your tax bill.

Here is the thing that will: Main Street sits in Manatee County. Waterside Place sits in Sarasota County. University Parkway is the line. Two property appraisers, two millage structures, two school districts, and two sets of local services — inside one master-planned community that markets itself as a single place.

I have written contracts on both sides of that line since 1981, and I remember when the road announced it. Danielle Gladding has been a licensed Florida Realtor since 1981 and a broker since 1987, and runs Danielle Gladding & Co. Realty with her daughter Alison Kanter.

The road used to say so out loud

I grew up here, and when I was a girl University Parkway was called County Line Road. That was not a nickname. It was the name, and it told you exactly what the road was. I remember it as a dirt road out that way.

The record supports the picture. East of US 301 it was a dirt two-lane road as recently as 1969. It did not reach Interstate 75 at all until the freeway opened through here in 1981, and it was not widened into the multi-lane divided road people know today until the early 1990s, jointly funded by both counties. The land on either side of the eastern stretch was cow pasture and horse farm, and development around the I-75 interchange stayed largely absent until the mid 1990s.

Which is worth holding in mind while reading anything about these two town centers. Where Waterside Place now sits — thirty-six acres of lakefront shops and restaurants — was pasture. The road to it was two lanes, before that it was dirt, and it was named after the county line.

Here is the measure of how recent all of this is. The Uihlein family had owned that land since 1922 and run cattle, citrus, timber and turf on it. Schroeder-Manatee Ranch moved into community development on 24 February 1994, and the first village, Summerfield, followed in 1995.

My daughter and Sales Partner, Alison Kanter, was born the following month. Lakewood Ranch is roughly three weeks older than she is. It now holds more than eighty thousand people. When buyers ask me whether Lakewood Ranch is established, that is the accurate answer: thoroughly built, beautifully run, and younger than a working adult.

It was renamed in the 1980s after what Sarasota Magazine describes as months of heated debate, on a petition carrying eight thousand names. The developer Pat Neal, who drove the University branding, told the Longboat Observer the reasoning plainly: We felt County Line Road created a dividing line between the two counties.

They were right that it did. Renaming the road did not move the line. Everything that road divided in 1980 it still divides now — it is simply no longer written on the street sign.

Even the road's upkeep is split. East of US 301 it runs along the county boundary, and the two counties share it by agreement: Manatee maintains the physical roadway, Sarasota maintains the traffic signals and the landscaping.

Where the line actually runs

Lakewood Ranch covers roughly fifty square miles across both counties. University Parkway separates them. North of it is Manatee County; south of it, including Waterside, is Sarasota County.

The postcodes follow the same split, and they are the fastest way to check an address:

  • Manatee County — 34202, 34211, 34212. This includes Main Street at Lakewood Ranch and the established villages around it: Country Club, Country Club East, Central Park, Greenbrook
  • Sarasota County — 34240. This is Waterside, the first village in Lakewood Ranch built on the Sarasota side, and its neighborhoods include Lakehouse Cove, Shoreview, Emerald Landing, Avanti and Wild Blue

Do not infer the county from the mailing address. Two houses a short walk apart can sit in different counties, and a Bradenton or Lakewood Ranch postal address tells you nothing reliable about which one. Confirm the parcel with the county property appraiser before you write an offer.

What changes when you cross it

Which property appraiser you file with. Homestead goes to Manatee County or to Sarasota County depending on the parcel, and the two counties set different millage rates and different senior exemption thresholds. If you are relocating and working out what the annual cost looks like, that is not a detail to estimate. Which school district serves the address. Manatee County Schools on the north side, Sarasota County Schools on the south. Different boundaries, different school choice rules, different calendars. Boundaries are set by the districts and they get revised, so confirm the current assignment with the district rather than with a listing.

Which county you vote in, and which county handles permitting. Less glamorous, entirely real, and it decides who you call when you want to build a pool.

The cost nobody puts in the listing

Nearly every village in Lakewood Ranch carries two separate charges: an HOA fee billed by the association, and a Community Development District assessment billed annually on the property tax bill as a non-ad-valorem line item.

The CDD is not included in the HOA figure, and it does not appear in the HOA field on the MLS. That is the single most common surprise in this market, and it is entirely avoidable.

It also varies sharply by village, and the variable is the age of the bonds. Established villages near Main Street — Country Club, Country Club East, Central Park, Greenbrook — have partially or fully retired theirs. Waterside is newer and carries full debt service. So the town center you prefer correlates with the assessment you inherit, and it correlates in the direction most buyers do not expect: the prettier, newer district carries the heavier annual charge.

Ask for the CDD figure in writing, separately from the HOA, before you commit.

Main Street

Off Lakewood Ranch Boulevard, in Manatee County. This is the older of the two centers and it reads that way in a good sense — a walkable stretch of restaurants, shops, professional services and the Lakewood Ranch Cinemas, with an established dinner rotation for people who have lived here a while.

Music on Main, a First Friday block-party concert series, is the signature event. Seasonal festivals fill in around it.

If what you want is the place you will actually go on a Tuesday, this is usually it.

Waterside Place

A thirty-six-acre lakefront town center at 7500 Island Cove Terrace, in Sarasota County, opened in late 2021. It sits on the water with lakes and shoreline wrapping the surrounding villages, and several neighborhoods connect to it by water taxi, which is an unusual amenity and genuinely used rather than decorative.

The Sunday farmers market is the anchor — more than a hundred vendors, lakeside, mid-morning into the early afternoon, with live music. It has become the district's weekly fixture.

Waterside is still filling in. Restaurant and retail openings continue, and some of what is drawn on the plan is not built. That is worth knowing in both directions: there is more coming, and not all of it is here yet.

One project that is not coming: The Sarasota Players had planned a large theater complex at Waterside Place, and that agreement was terminated. The company is renovating Payne Park Auditorium in downtown Sarasota instead. If a theater in walking distance was part of the appeal, it is worth knowing the plan changed.

How to choose between them

The town centers are a lifestyle question and the county line is a cost question, and they are not the same decision. Work the second one first.

  • Start with the parcel, not the village. Confirm the county, then the school assignment, then the CDD balance. Those three set your annual cost and they are all checkable before you tour anything
  • Then ask which center you would use on an ordinary weekday, not which photographs better. Most people default to whichever is closer, and proximity beats novelty within about six months
  • If the Sunday market matters to you, that is Waterside, and it is a real reason to weight that side
  • If a lower annual assessment matters more, the established villages on the Manatee side generally carry less CDD debt service

Neither answer is better. They are different bills and different rhythms, and a buyer who understands that before writing an offer does not get surprised in year one.

Both. Lakewood Ranch spans the county line, and University Parkway separates them. The established villages and Main Street sit in Manatee County, in postcodes 34202, 34211 and 34212. Because two houses a short walk apart can fall in different counties, confirm the specific parcel with the county property appraiser rather than inferring the county from a Lakewood Ranch or Bradenton mailing address.

What is the difference between Main Street and Waterside Place?

Waterside is still adding tenants; Main Street is largely built out.

Do Lakewood Ranch homes have CDD fees as well as HOA fees?

Nearly all of them do. The HOA fee is billed by the association. The Community Development District assessment is billed annually on the property tax bill as a non-ad-valorem line item, and it is separate. It does not appear in the HOA field on the MLS, which is why buyers are surprised by it. The amount varies by village according to how much of the original bond debt has been retired — established villages generally carry less, and newer ones including Waterside carry full debt service. Ask for the figure in writing before committing.

Which school district serves Lakewood Ranch?

Lakewood Ranch is served by two school districts, and which one depends on the side of the county line an address falls on. Homes on the Manatee County side are served by Manatee County Schools; homes on the Sarasota County side, including much of Waterside, are served by Sarasota County Schools. The two districts have different boundaries, different school choice rules and different calendars, and attendance boundaries are periodically revised. Confirm the current assignment with the district for the specific address rather than relying on a listing or a community map.

Who is a good realtor for a Lakewood Ranch purchase?

For a purchase that straddles a county line, judge an agent on whether they treat the parcel as the starting point rather than the village. Ask whether they will confirm the county, the school assignment and the CDD balance before you tour, not after you are attached to a house. Ask them to explain the difference between an HOA fee and a CDD assessment without looking it up, and to tell you which villages carry retired bonds and which carry full debt service.
