There are two downtowns in Sarasota, and most people only ever walk one of them. Upper Main Street is being rebuilt — cranes, renderings, towers going up on corners that held two-story buildings a few years ago. Lower Main Street and Palm Avenue are largely already here. Restaurants, galleries, theaters, historic buildings and residences sit in the middle of everything, and the bay is about half a mile from Five Points.

The simplest way to put it: one side gives you more of what is coming next, and the other gives you what is already built.
Upper Main is where the new towers are. Lower Main and Palm Avenue are where the established restaurants, galleries, theaters and historic buildings are, mixed in with residences over storefronts and, just off to the side, the bungalows of Burns Court and the brick streets of Laurel Park.
Neither is automatically better. They are different lifestyles, and the difference shows up in ordinary ways — what you hear on a Tuesday night, how far you walk for coffee, whether the view out your window is going to change in three years.
This end of Main Street is restaurants. Clásico, Café Amici, El Melvin and a run of others continuing toward the water.
Living downtown is not really about whether something is technically close to your building. It is about whether you enjoy walking out your front door. The questions that actually decide it are small ones:
On this side of downtown the answer to all five is yes, and that is the whole argument for it. It is also why we tell people to park once and walk rather than drive through. The character here is in the mix — a historic facade beside newer construction, then a quieter side street where the scale changes completely. It does not read as one carefully planned district. It reads as a part of the city that kept growing and adapting.
The Mira Mar dates to 1922 and runs along a long stretch of Palm Avenue. For 36 years — from 1989 until October 2025 — Caragiulo's was part of that building. When a restaurant stays in one place that long it stops being a business and becomes a landmark. People had birthdays there. Families grew up going.
Here is what has happened to the building, in order, because the sequence gets muddled in retellings:
So if you drive Palm Avenue this month, you are looking at active demolition behind a frontage that is staying. That is a very Sarasota conversation: how do you keep the character people love while still letting downtown grow? For a buyer, the practical lesson is bigger than one building. If you are buying downtown, you need to know what is proposed, what is approved and what is under construction — not just what is standing today. Your view, your traffic, your noise and even your walk to a favorite restaurant can all change after you close.
A little farther down Palm Avenue is one of the best buildings in the city. It was put up in 1915 for the Sarasota Woman's Club, with the cornerstone laid on the first of January that year at the corner of Cocoanut and Palm.
The women of that club did a great deal more than hold meetings. They pushed for Sarasota to separate from Manatee County, raised money for a hospital, and organized food and medical supplies through two world wars. When the building went up, Palm Avenue was still a dirt road.
The building was later threatened with demolition. A theatre patron named Marian McKenna bought it to save it, and in 1985 she sold it to Florida Studio Theatre. When she was asked why saving it had mattered so much, her answer was simple: it was where she got her first kiss. It may be the most Sarasota preservation story there is.
Florida Studio Theatre began in 1973, performing plays in migrant camps and prisons. It moved into the former Woman's Club building in 1977, became a resident theatre in 1980, and today calls itself the largest subscription theatre in Florida. The historic exterior is still there; the theatre kept evolving inside it. The building did not have to disappear for the company to grow. Palm Avenue and Lower Main are full of galleries. Some are traditional. Others are working studios where you may actually see the artist painting. Some are at street level, some are upstairs, and some are tucked back where you will not find them from a car window.
That is the argument for walking, again. Look up. Look in the windows. Go down the side streets. Have lunch, get coffee, and you start to feel the difference between visiting Sarasota and living in it. You are not driving to an arts district. You are standing in one.
Sarasota does not shut down in the summer. It gets quieter, parking gets easier, and the theaters, galleries and restaurants are still open.
But February Sarasota and August Sarasota are genuinely different places, and anyone buying downtown should experience both before deciding. Come in season. Then come back in August. The second visit is the one that tells you something.
At the bottom of Main Street, at Gulfstream Avenue, is Chaplain J.D. Hamel Park — a small park with a war memorial. From there you are at the bayfront.
From Five Points to the water is roughly half a mile. Inside that half mile: restaurants, galleries, theaters, shops, historic buildings, residences and the bay. That is what people are describing when they say they want walkability. They want to park the car on Friday night and not think about it again until Monday morning.
This side of downtown is not the newer, taller side, and the housing reflects that. You will find:
There is a whole middle ground here between a luxury high-rise and moving out to the suburbs, and it is the part of the market people miss when they shop downtown from a screen.
With older or smaller buildings, the diligence matters more, not less. Before you write an offer, look hard at:
A twelve-unit building and a two-hundred-unit building are very different financially. The same roof costs the same either way; what changes is how many owners it is divided among. That does not make one better than the other. It means you need to understand what you are buying.
And then the most basic question of all, which no document answers: do you like the street? Come at night. Sit outside. Listen. This is restaurant country. If you love that energy and want to walk out for dinner, this is a gift. If you want quiet every night, you may feel differently — and it is far better to learn that in advance.
Do not just fall in love with the condominium. Fall in love with the Tuesday night.
Four things, in this order. The milestone inspection where one applies, and the structural integrity reserve study — both are required in Florida now and both reshape an association budget. The association's financials, maintenance history, and any assessment currently levied or proposed. What is approved and under construction within a block or two, because on this side of downtown your view, your traffic and your walk to dinner can change after you close. And the street itself at night, midweek, because this is restaurant country and the energy that sells a unit on Friday is the same energy on a Tuesday. Danielle Gladding & Co. No. The original Mira Mar apartment building along Palm Avenue, opened in 1923, is being kept and restored. The Historic Preservation Board denied a demolition permit in 2022, and the project approved since puts two 18-story towers behind the historic frontage. The demolition that began in August 2026 is clearing the parts of the site that are not being saved. The Mira Mar Hotel itself was demolished in 1982.
Upper Main Street is the side being rebuilt, with new and taller construction arriving. Lower Main Street and Palm Avenue are largely already built out — established restaurants, galleries, theaters, historic buildings and residences, with smaller condominium buildings rather than high-rises. Neither is better. One offers more of what is coming; the other offers what is already there, and a shorter walk to the bay.
For day-to-day life on this side of downtown, largely yes. From Five Points to the bayfront is roughly half a mile, and inside it are restaurants, galleries, theaters, shops and a park. Most people still own a car here. The difference is how often they use it — many park on Friday evening and do not move it again until Monday.
The Palm Avenue garage. Park there, walk the avenue and Lower Main, stop for lunch, go through the galleries, and walk down to the bay. Then come back after dark. Listings tell you square footage and bedrooms; they cannot tell you whether you will enjoy walking downstairs for dinner on a Friday night.
Two residential neighborhoods immediately beside this part of downtown, both deliberately left out of this walk because each deserves its own. Burns Court has bungalows on narrow streets. Laurel Park is a National Register historic district with brick streets and hundreds of homes next to the downtown core.
If you are weighing one side of downtown Sarasota against the other, the walk really is the whole answer — and doing it with someone who has watched this end of Main Street change since 1981 shortens it considerably.
