Nathan Benderson Park is a Sarasota County park built around a 400-acre lake, sitting alongside Interstate 75 between the University Parkway and Fruitville Road exits. Most people who use it are walking a dog or pushing a stroller. What makes it unusual is the water: the lake holds a permanent 2,000-meter sprint rowing course with nine racing lanes, straight shorelines, coaching lanes, starting huts and a glass finish tower — a specification the park describes as the only permanent World Rowing Class A course of its kind in North America. In September 2017 it hosted the World Rowing Championships, which brought 921 competitors from 68 nations to a lake most of Sarasota still thought of as a set of construction pits.
That gap — between what the park looks like on a Tuesday morning and what it is capable of hosting — is the whole story of the place. It is a county park with a playground, fishing spots and about three and a half miles of trail, and it is also the venue where NCAA championships, Olympic team trials and world championships get decided. Both things are true at the same time, and both matter if you are looking at homes anywhere in the north Sarasota and Lakewood Ranch corridor.

The course is the reason international federations pay attention to a lake in Sarasota County. It is a permanent World Rowing (formerly FISA) Class A 2,000-meter sprint course with nine racing lanes and a parallel 1,500-meter course. The shorelines are straight, which is what keeps conditions fair across the lanes — the technical detail coaches actually care about, and the reason crews describe the racing here as unusually even.
The supporting infrastructure is what turned a good lake into a championship venue: a glass finish tower at the 2,000-meter line, funded by the Benderson family at a cost of about $6.5 million; photo-finish timing; bow-holder starting equipment; camera coverage of the full course; and built-in power, water and sewer at the venue so a temporary event village can be stood up in days. Configured for a major event, the site can hold 25,000 spectators and more.
Training season runs roughly December through June, when collegiate and national squads come south to get on open water while their home lakes are frozen. If you walk the trail on a January morning you will see eights going by at racing pace with a coach on a bicycle keeping up on the inside path.
The lake was not built to be beautiful. It began as excavation pits — fill dug out for road construction alongside the interstate. The first organized regattas were held on it in 2009. The Conservancy was created in 2010, and the case for the site was made the hard way: park leadership traveled to Lake Karapiro in New Zealand, to Henley in England and to venue after venue, photographing, measuring and taking notes on what a championship course required.
Construction on the finish tower and the rest of the venue improvements began in 2011. By 2012 the international federation had signaled interest in the site for the 2017 World Rowing Championships, and about a year later Sarasota won the bid over Plovdiv, Bulgaria. The championships ran from September 24 to October 1, 2017, drew 921 competitors from 68 nations, and were estimated to have brought close to $20 million in economic impact to the Sarasota-Manatee region.
In 2028 the park hosts the championships again, and on a larger scale. World Rowing has scheduled a combined event in August 2028 that runs the Senior, Under-23 and Under-19 world championships together at a single venue — the first time that has been done. Published dates differ slightly between World Rowing and the park’s own materials, so treat the exact week as unsettled until closer to the time.
This matters for anyone buying nearby, because it sets the clock on everything else at the park. The indoor complex below is being pushed to be finished before those championships, and the surrounding roads will see a major international event in that window.
Rowing News magazine has named it the top rowing venue in North America, a description regional press has repeated since.
Most days there is no regatta, and the park is simply one of the better public spaces in the county.
The Conservancy is building toward a 100,000-square-foot indoor complex on Regatta Island, combining an elite boathouse with a multi-use sports and events center. The plan includes capacity for eight full-size basketball courts, sixteen volleyball courts or thirty pickleball courts, along with a first-floor boathouse with two dozen boat racks and direct water access, a full kitchen and concessions, weight and fitness rooms, locker rooms, and boardroom and meeting space. It is also designed to serve as a regional storm response facility, and the state budget line that funds it is written as a post-storm shelter and support facility.
The projected cost runs between $60 million and $70 million against a capital campaign the Conservancy has put at $65 million. Sarasota County has pledged $20 million, the Benderson family has discussed covering twenty percent of construction, and Florida appropriated $10 million in its 2026–2027 budget, signed on June 29, 2026. Construction bids went out in spring 2026 with a contractor expected that summer.
The Conservancy is aiming to have it finished in time for the 2028 championships. Park officials describe that as a target rather than a schedule, since construction cannot start until design, financing, permitting and approvals are complete — and the project has drawn local scrutiny over the size of the private fundraising gap. The park does not sit in isolation. The Mote Science Education Aquarium opened at the park’s edge on University Town Center Drive in October 2025, a 146,000-square-foot facility that moved Mote’s public aquarium off City Island after seventy years.
Put together, this is a corner of Sarasota County that barely existed in the early 2000s and now holds a super-regional mall, an aquarium, a world championship rowing venue and several million square feet of retail, restaurants, hotels and offices. For anyone who last visited Sarasota in the 1990s, this is the part of the map that will not match their memory.
Buyers looking at homes in the north county corridor — the neighborhoods off Cattlemen and Honore, University Park, Palm Aire, and the Lakewood Ranch villages further east — reliably ask three things about the park, and they are the right three.
First, what event weekends do to traffic. Major regattas and large road races change the pattern on North Cattlemen Road and the surrounding streets for a few days at a time, several times a year. It is worth driving the route on a race weekend before you commit to a house on it.
Second, interstate noise. The park’s proximity to I-75 is the same proximity many nearby homes have. Noise depends heavily on the specific lot, the intervening tree line and whether a sound wall exists on that stretch. Stand in the back yard, not the front room, and stand there in the evening.
Third, whether the planned complex changes anything. It is a large facility, and it will bring indoor sports traffic to the site if and when it is built. Some buyers regard that as an amenity and some as a nuisance. Both reactions are reasonable; what matters is deciding which one you are before you shop.
Most buyers weighing this corridor end up comparing it against two very different alternatives: Lakewood Ranch further east, and downtown Sarasota to the south. Besides rowing, Nathan Benderson Park offers trail walking, running and cycling, the Frank Balducci playground, shore and boat fishing, birdwatching and picnicking, plus kayaking, canoeing, stand-up paddleboarding, small-boat sailing and remote-controlled sailboat racing. The park hosts dragon boat racing, triathlons, open water swims, road races, festivals, concerts and community fundraisers, and its 28-acre Regatta Island is used for event staging.

Nathan Benderson Park sits directly across Interstate 75 from the Mall at University Town Center — about a mile, or a few minutes by car. Sarasota Bradenton International Airport is roughly four miles west. Downtown Sarasota is about nine miles south, generally fifteen to twenty-five minutes depending on route and season, and Lakewood Ranch Main Street is about seven miles east. Traffic across all of these is heavier from January through April.
