Harbor House South Sarasota: Golden Gate Point Guide

Golden Gate Point Alison Kanter, MBA & Danielle Gladding June 1, 2026

Harbor House South: Complete Buyer & Seller Guide

At the very tip of Golden Gate Point — where the peninsula narrows and Sarasota Bay opens up in every direction — that is where Harbor House South sits. Most people drive past it without ever knowing it exists. The ones who find it rarely let it go.

Hi, I'm Alison Kanter with Danielle Gladding & Co. Realty. I was born and raised in Sarasota, hold my MBA from Clemson University, and Downtown Sarasota — including every building on Golden Gate Point — is my specialized market. Behind me is my mother and broker, Danielle Gladding, who has been selling Sarasota luxury real estate for 45 years. What further sets us apart is that we have not just sold on Golden Gate Point — we have owned and personally experienced it. Danielle has lived at both Harbor House South and Grande Riviera on this very peninsula. Together we have helped buyers and sellers find their perfect home here. When we tell you about this building, we are speaking from personal ownership experience that very few agents in this market can offer.

What Is Harbor House South?

Harbor House South is a boutique waterfront condominium at 400 Golden Gate Point — the southernmost address on the entire peninsula, right at the tip where Sarasota Bay wraps around on three sides. Built in 1965, the building is home to just 13 residences. It is one of three sister buildings sharing the Harbor House name on Golden Gate Point — alongside Harbor House at 174 Golden Gate Point (1967) and Harbor House West at 226 Golden Gate Point (1968) — each distinct in its orientation, view profile, and community character.

What makes Harbor House South genuinely exceptional is pure geography. From the southern tip of the peninsula, it captures 180-degree unobstructed views of Sarasota Bay sweeping from Longboat Key all the way to Siesta Key — with Bird Key, Big Pass, and the John Ringling Causeway Bridge simultaneously in the frame. These are widely considered among the finest view profiles on all of Golden Gate Point. You are not looking at the bay from this building. You are surrounded by it.

The Residences: Floor Plans, Sizes & Finishes

Harbor House South offers 13 residences ranging from 1,202 to 2,700 square feet. All units are two-bedroom, two-bath configurations, including options that have been combined or renovated into more expansive open-plan layouts over the years. Many have been thoughtfully updated with granite countertops, stainless steel appliances, and tile flooring — though finish levels vary by unit and owner. The building has an elevator, assigned covered parking, and additional storage.

Pricing ranges from the high $700,000s for entry-level units to well over $2 million for renovated, combined, or top-floor residences with the most dramatic bay exposure. Inventory here is extremely limited and moves quickly when it appears. Contact us for current availability and accurate pricing.

Amenities: Waterfront Living at Its Most Honest

Harbor House South delivers the essentials of waterfront living without the overhead of a large luxury tower. Residents enjoy a heated pool, barbecue and outdoor picnic area, community boat docks, fishing pier, elevator, and assigned covered parking. The building is pet-friendly. Those community boat docks — with direct access to Sarasota Bay and navigable channels to the Gulf of Mexico — are increasingly rare at this price point on Golden Gate Point. For buyers who want to put a boat in the water without paying $3 million or more for a newer building, Harbor House South deserves serious attention.

Rental Policy & Association Rules

IMPORTANT — RENTAL POLICY & ASSOCIATION RULES

Harbor House South does not permit rentals — a confirmed deed restriction. This creates an exclusively owner-occupied community and is one of the building's defining characteristics. Only owners may occupy the units.

This is especially important for buyers considering the property as an investment or rental. The no-rental rule is a deed restriction — not a temporary policy that can be voted away.

All other policies — including pet rules and any additional restrictions — should be verified directly with the association through a thorough review of the full association documents during the inspection period.

At Danielle Gladding & Co. Realty, we review every association document for every client — so what you think you are buying is exactly what you are getting.

The Location: Everything Within Reach

Harbor House South sits 0.9 miles from Main Street in downtown Sarasota — a 15-minute walk or three-minute drive. Marina Jack and O'Leary's Tiki Bar are steps away. The Ritz-Carlton is at the entrance to the peninsula. Selby Botanical Gardens, Bayfront Park, Island Park, and the Saturday Farmers Market are all easily walkable. Whole Foods is minutes away. Lido Beach is 2.9 miles west via the Ringling Bridge multi-use trail. St. Armands Circle is just across that bridge. Sarasota Bradenton International Airport is 5.2 miles — about 12 minutes by car.

One road circles the entire peninsula. No through traffic, no shortcuts, no reason to be here unless you live here. Neighbors know each other. The brick streets and royal palms create a rhythm completely unlike the city blocks two minutes away. Harbor House South sits at the quietest, most private point of an already private peninsula.

Milestone Inspection & SIRS: What Buyers and Sellers Must Know

Harbor House South was built in 1965 — the oldest building on Golden Gate Point. Florida's condo safety laws make this the most compliance-critical address on the peninsula. For buyers, that means doing your homework thoroughly during the inspection period. For sellers, it means disclosure transparency and complete documentation are everything.

Milestone & SIRS — Harbor House South (400 Golden Gate Point, Built 1965)

MILESTONE INSPECTION

Built 1965 — reached 30 years before July 1, 2022. Initial Milestone Inspection was required by December 31, 2024. Request the completed Phase 1 report and Phase 2 report if structural concerns were identified. If Phase 2 was required, repairs must have commenced within 365 days of that report.

SIRS — STRUCTURAL INTEGRITY RESERVE STUDY

Due December 31, 2025 for all associations existing before July 1, 2022. As of January 1, 2026, associations can no longer vote to waive or reduce required reserve contributions.

CRITICAL NOTE — 13 UNITS

With only 13 units, any required repairs or reserve catch-up is distributed across a very small ownership base. Per-unit cost exposure for any significant finding is higher here than in larger buildings. A low HOA fee in a 1965 building deserves scrutiny — not celebration.

REVIEW DURING YOUR INSPECTION PERIOD

Under Florida law (HB 913, effective July 1, 2025), buyers of resale condo units have 7 business days — excluding weekends and holidays — after receiving association documents to review and rescind if needed. Use that period to review:

Completed Milestone Inspection report (Phase 1 and Phase 2 if applicable)

Completed SIRS and reserve fund balance vs. recommended funding level

Any pending or recently levied special assessments

Current association rules, restrictions, and rental policy

HOA budget, year-to-date financials, and meeting minutes (last 24 months)

Declaration, most recent financial statement, and annual budget

Master insurance policy and current estoppel letter

Sellers benefit from having all documents organized and ready before listing. We prepare every seller for this and walk every buyer through every document during the inspection period.

For Buyers: Is Harbor House South Right for You?

The buyer who finds Harbor House South has done their research. They know what a 180-degree bay view from the southern tip of Golden Gate Point actually feels like. They want the waterfront address, the downtown walkability, the community boat docks — and the confirmed no-rental policy that means only owners, never rotating guests, share this building. They understand that a 1965 building requires careful diligence, not avoidance. And they value the intimacy of 13 owner-occupied units above everything else.

Alison's analytical precision means every compliance document, every reserve fund figure, every association rule gets examined thoroughly during the inspection period. Danielle's 45 years of Sarasota market experience — and her personal history living at this very address — means the judgment behind those numbers is never missing. Together, they give buyers the clearest and most complete picture of what they are purchasing.

For Sellers: What Harbor House South Owners Need to Know

Selling at Harbor House South requires an agent who understands what makes this building genuinely irreplaceable — the 180-degree tip-of-the-peninsula views, the confirmed no-rental community, the boat docks, and the entry price point that makes this the most accessible waterfront address on Golden Gate Point. Alison's digital marketing and SEO expertise ensures your home is found first by the exact buyer searching for this combination. Danielle's 45 years of Sarasota relationships — and her personal ownership history in this building — means the right buyers hear about your home from someone who has lived it.

A private valuation costs nothing and gives you an honest picture of where your home sits in today's market. Straight answers. No pressure.

Frequently Asked Questions

Q: What is Harbor House South on Golden Gate Point in Sarasota?

A: Harbor House South is a 13-unit boutique waterfront condominium at 400 Golden Gate Point in downtown Sarasota, Florida. Built in 1965, it sits at the southernmost tip of the 22-acre Golden Gate Point peninsula, surrounded by Sarasota Bay on three sides. It offers 180-degree unobstructed views from Longboat Key to Siesta Key, community boat docks, a heated pool, fishing pier, and elevator access. No rentals are permitted — a deed restriction creating an exclusively owner-occupied community.

Q: Does Harbor House South allow rentals?

A: No. Harbor House South does not permit rentals of any kind. This is a confirmed deed restriction — not a temporary policy. Only owners may occupy the units. This rule is one of the defining characteristics of the building and creates an exceptionally close-knit, owner-loyal community. Buyers considering the property as an investment or rental should understand this restriction before making any offer.

Q: How much do condos at Harbor House South cost?

A: Condos at Harbor House South are priced from the high $700,000s for entry-level units to well over $2 million for renovated, combined, or top-floor residences with the most dramatic bay exposure. It is one of the most affordable ways to own a true waterfront condo with community boat docks on Golden Gate Point. For current availability and accurate pricing, contact Danielle Gladding & Co. Realty at DanielleGladdingCo.com.

Q: Does Harbor House South require a Milestone Inspection?

A: Yes. Harbor House South was built in 1965 and reached its 30-year Milestone Inspection threshold before July 1, 2022, meaning its initial inspection was required by December 31, 2024. Buyers must request and review the completed Milestone Inspection report during the 7-business-day inspection period. Sellers should have these documents organized and ready before listing. Alison Kanter and Danielle Gladding at Danielle Gladding & Co. Realty walk every buyer through this process completely.

Q: What should I know before buying at Harbor House South?

A: Three things matter most at Harbor House South. First, the no-rental deed restriction — this is owner-occupied only, confirmed and permanent. Second, the Milestone Inspection compliance — a 1965 building required its initial inspection by December 31, 2024, and the completed report must be reviewed during the inspection period. Third, the 13-unit per-unit cost exposure — with only 13 owners, any required reserve catch-up is distributed across a small base. Alison and Danielle review all of this for every buyer before any decision is made.

Q: How do I sell my condo at Harbor House South?

A: Selling at Harbor House South requires an agent who understands the no-rental policy, the compliance landscape, and the specific buyer who values this combination — owner community, 180-degree views, boat docks, entry price point. Alison Kanter's digital marketing ensures your home is found first. Danielle Gladding's 45 years of Sarasota relationships ensure the right buyers hear about it directly. Contact Danielle Gladding & Co. Realty at DanielleGladdingCo.com for a private, no-pressure valuation.
