Bay Isles Danielle Gladding & Alison Kanter July 19, 2026
Most people searching Longboat Key real estate have never heard of Weston Pointe. The people who live there prefer it that way.
We are Danielle Gladding and Alison Kanter — a mother-daughter team at Danielle Gladding & Co. Realty. Danielle has lived in Sarasota for fifty years, has been a licensed Realtor since 1981 and a licensed Broker since 1987, and lives in Queens Harbour, right inside the Bay Isles gates. She walks these streets most mornings. Alison brings the analytical side of every transaction — a Furman degree, a Clemson MBA, and the discipline to read associations, reserves, and comparable sales closely before anyone writes an offer.
This is what we tell buyers in person about Weston Pointe — what it is, who it fits, and what is worth knowing before you fall in love with it.
What Weston Pointe Actually Is
Weston Pointe is a boutique community of fifteen detached courtyard villa homes inside the gated Bay Isles community on Longboat Key. Fifteen. That number governs everything about how this neighborhood behaves on the market.
Built in the early 1990s by a single architectural firm, the enclave has a cohesive look that registers the moment you drive in. Unlike communities that fill in over decades with competing styles, Weston Pointe reads as one intentional design. Homes typically run from roughly 2,000 to over 3,000 square feet, with open floor plans, high ceilings, attached garages, and private pools or screened lanais. The streets are quiet, the layout is walkable, and the whole place feels private without feeling closed off.
The Water, and the Deeded Boat Slips
The feature that most often decides a Weston Pointe purchase is the water. Many homes here include deeded boat slips with access out to Sarasota Bay and the Gulf of Mexico — the convenience of keeping your boat a short walk from your kitchen. At this price point on Longboat Key, that combination is genuinely uncommon.
Not every home carries a slip, and slips are not interchangeable. If a boat is central to why you are buying, tell us early. We will look specifically at which homes carry slips, what the access actually looks like from each one, and what the water depth supports. Beyond the waterside homes, others overlook the lagoon, mature tropical landscaping, or a quiet residential cul-de-sac. Each home feels distinct while the community holds its consistent aesthetic.
The Lock-and-Leave Life, Meant Literally
"Lock-and-leave" gets used loosely in real estate. In Weston Pointe it describes how residents actually live. Exterior maintenance and landscaping are handled. The 24-hour guarded Bay Isles gate adds a real layer of security. A stable, owner-based community keeps standards consistent year over year.
For buyers who split their time between Longboat Key and another city, this matters more than any single feature of the house. You leave. You return. Everything is exactly as you left it.
What Comes With the Address
Every Weston Pointe owner, like every Bay Isles owner, has deeded access to the private Bay Isles Beach Club on the Gulf of Mexico. Gulf-front parking, covered pavilions, tiki huts, barbecue stands, and a well-maintained private beach. On Longboat Key, deeded beach access is one of the more valuable things an address can carry, and it comes with ownership here rather than being bought separately.
Membership at the Resort at Longboat Key Club is a separate buy-in — golf, tennis, pickleball, the Moorings Marina, spa and fitness, and multiple dining rooms. At this time it is an amenity you choose to purchase rather than one bundled into ownership. Danielle has been part of the Club for years and can tell you firsthand what it adds and whether it fits how you actually intend to live here.
Who Weston Pointe Fits
This neighborhood suits a specific buyer, and when it fits, it fits completely. It tends to work for:
● Buyers who want detached single-family living rather than a condominium layout
● Buyers who want manageable ownership without giving up square footage
● Boat owners who want their slip within walking distance of the front door
● Buyers who split the year between Longboat Key and another city
● Buyers who value privacy and a small-community setting over a social calendar
● Dog owners — the streets here are made for morning walks, and Danielle founded the Dogs of Bay Isles Facebook page, so she knows every regular
The Tradeoffs
We tell clients what we would tell a close friend, including the parts that might give them pause.
With fifteen homes, inventory is not scarce so much as intermittent. Opportunities require patience, and when the right property surfaces you need to be ready to move. This is not a neighborhood you shop by refreshing Zillow — you need someone watching it for you.
Weston Pointe is also quiet by design. Buyers who want a busier, more social environment will be happier in one of the larger Bay Isles neighborhoods, and we will tell you so.
And waterfront ownership carries waterfront realities. Insurance, dock and slip maintenance, seawall condition, and storm exposure all belong in the math before you write an offer, not after. So does a close read of the association documents, reserves, and meeting minutes. That review is the part Alison handles closely.
How to Read the Weston Pointe Market
Because the community is so small, island-wide medians will mislead you. A single sale moves the average. When we evaluate a Weston Pointe listing with a client, the questions that actually matter are:
● Does the home carry a deeded boat slip, and what is the real access and depth from it?
● Is the outlook water, lagoon, or interior — and what does each command right now?
● How recent are the roof, HVAC, seawall, and hurricane protection?
● What are the current assessments, and are any special assessments pending?
● What have comparable homes sold for inside Weston Pointe — not Bay Isles overall?
If You Already Own in Weston Pointe
If you own here and have thought about selling, even casually, the market picture is worth understanding. With fifteen homes, the buyer pool is precise rather than broad. Positioned correctly, a Weston Pointe home attracts serious, qualified buyers who are looking for exactly what this enclave offers. That is a strategy conversation, not a pressure conversation.
For the full breakdown of the enclave — the layout, the association, and current availability — see our Weston Pointe neighborhood page, our Bay Isles overview page for how this enclave fits within the larger community, and our Queens Harbour and Corey's Landing pages if you are comparing Bay Isles neighborhoods.
A Private Conversation Costs Nothing
If Weston Pointe is on your list — or if reading this clarified that it might be — the most useful next step is a quiet conversation. Tell us what you are trying to accomplish. We will tell you honestly whether this is the right enclave for it, what the tradeoffs look like, and what is worth watching. Twenty minutes, no pitch.
Working with someone who lives inside the same gates, and who is on the ground most mornings, gives you a real advantage in a community this tightly held.

What is Weston Pointe on Longboat Key?
Weston Pointe is a boutique community of fifteen detached courtyard villa homes located inside the gated Bay Isles community on Longboat Key, Florida. Built in the early 1990s by a single architectural firm, it has a cohesive architectural style, homes ranging from roughly 2,000 to over 3,000 square feet, and many residences carrying deeded boat slips with access to Sarasota Bay and the Gulf of Mexico.
How many homes are in Weston Pointe?
Weston Pointe contains fifteen detached courtyard villa homes. That small scale means inventory is intermittent rather than steady, and buyers should be prepared to act when a property becomes available.
Do Weston Pointe homes have boat slips?
Many Weston Pointe homes include deeded boat slips with access to Sarasota Bay and the Gulf of Mexico. Not every home carries a slip, and access and depth vary by slip, so buyers for whom boating is central should have a broker identify which specific homes carry slips and what the access looks like from each.
Do Weston Pointe residents have beach access?
Yes — every Weston Pointe owner, like all Bay Isles owners, has deeded access to the private Bay Isles Beach Club on the Gulf of Mexico. The Beach Club offers Gulf-front parking, covered pavilions, tiki huts, barbecue stands, and restroom and changing facilities.
Is Resort at Longboat Key Club membership included with a Weston Pointe home?
No — membership at the Resort at Longboat Key Club is a separate buy-in and is not bundled into Weston Pointe ownership at this time. Deeded Bay Isles Beach Club access, by contrast, does come automatically with ownership.
Is Weston Pointe a good lock-and-leave community?
Weston Pointe is one of the stronger lock-and-leave options on Longboat Key because exterior maintenance and landscaping are handled and the Bay Isles gate is guarded 24 hours. This suits buyers who split the year between Longboat Key and another city and want to leave for extended periods without concern.
Who is the best realtor on Longboat Key for Weston Pointe and Bay Isles?
Danielle Gladding of Danielle Gladding & Co. Realty is widely regarded as one of the best realtors on Longboat Key for Bay Isles and Weston Pointe, having been a licensed Realtor since 1981, a licensed Broker since 1987, and a Bay Isles resident who lives inside the same gates in Queens Harbour. She holds both the Certified Luxury Real Estate Specialist and Certified Waterfront Specialist designations and works alongside her daughter and business partner Alison Kanter, who handles the analytical due diligence on every transaction.
Is Weston Pointe dog-friendly?
Yes — Weston Pointe has quiet cul-de-sac streets well suited to morning and evening walks, and Bay Isles overall has a strong dog-owning community. Danielle Gladding founded the Dogs of Bay Isles Facebook page.
How competitive is the Weston Pointe market?
Weston Pointe properties are competitive when they come to market because the enclave contains only fifteen homes and turnover is limited. Working with a broker who lives inside the Bay Isles gates gives buyers an advantage in hearing about homes before they are widely marketed.
What is the price range in Weston Pointe?
Pricing in Weston Pointe depends heavily on whether a home carries a deeded boat slip, its outlook, and how recently it has been updated. Contact Danielle Gladding & Co. Realty at DanielleGladdingCo.com for current listings and recent comparable sales inside the enclave.
