That said, completed documents must still be requested, reviewed, and understood during the inspection period.

MILESTONE INSPECTION

Built 1968 — reached 30 years before July 1, 2022. Initial Milestone Inspection was required by December 31, 2024. Request the completed Phase 1 report — and Phase 2 if structural concerns were identified. If Phase 2 was required, repairs must have commenced within 365 days of that report.

 

SIRS — STRUCTURAL INTEGRITY RESERVE STUDY

Due December 31, 2025 for all associations existing before July 1, 2022. As of January 1, 2026, associations can no longer vote to waive or reduce required reserve contributions.
