Lakewood Ranch Danielle Gladding & Alison Kanter May 31, 2026
Water or closer in. It is one of the most common questions we field, and one of the most useful to get right, because unwinding the wrong choice is expensive.
Danielle Gladding & Co. Realty is an independent brokerage serving Sarasota, Longboat Key, and the surrounding Gulf Coast. Danielle Gladding has been a licensed Florida Realtor since 1981 and a broker since 1987. Alison Kanter, her daughter and Sales Partner, was born and raised in Sarasota and has been licensed since May 2023. They work every transaction together.
So let us be candid about the real decision. People frame it as Lakewood Ranch versus the islands, and then look for someone to tell them which one to pick. We would rather give you the facts about each and let you decide, because the two places are genuinely different and the difference is easy to describe.
We are Danielle Gladding and Alison Kanter — a mother-daughter Sarasota team. Danielle has been a Broker since 1987 and lives on Longboat Key. Alison was born and raised in Sarasota and works alongside Danielle across every market they serve. We sell on both sides of the bridge, which means we have no reason to push you toward either one.
If you want it in three lines, here is what each side actually offers:
Lakewood Ranch is one of the largest master-planned communities in the country. It sits east of I-75, spanning the Manatee and Sarasota county lines, and it is built around outdoor amenity: trails, parks, the Premier Sports Campus, and event programming on Main Street and at Waterside.
It offers a very wide range of homes — from modest single-family houses to luxury estates to multi-generational floor plans — along with a 55+ Del Webb village, which is a qualifying age-restricted community under the Housing for Older Persons exemption.
On schools: Lakewood Ranch is served by both the Manatee County and Sarasota County school districts. Because the community crosses the county line, two homes a few streets apart can fall in different districts. School grades are published by the Florida Department of Education, and zoning for any specific address should be confirmed directly with the district — our Lakewood Ranch neighborhood page explains where the line runs.
One thing people moving here rarely know: State College of Florida has a campus in Lakewood Ranch, east of I-75. Two years there costs roughly half what a state university does and transfers into the state university system under Florida law, and its Collegiate School lets a high school student earn an associate degree and a diploma at the same time.
The islands are a different proposition. They put you directly on the water: beachfront and bayfront residences, deep-water dockage and Gulf access, and village centres at St. Armands Circle and along Longboat Key that you can walk to.
What is physically there is different too. There is no interstate, no regional mall, and no large sports complex on the islands; those sit on the mainland, and most errands mean crossing a bridge. In season the bridges carry real traffic, which is worth experiencing before you commit rather than after.
Our Longboat Key neighborhood page covers the island market, the waterfront inventory and the candid realities of barrier-island ownership in more detail.
A few realities pull in opposite directions, and the glossy brochures for either side will not mention them.
Lakewood Ranch is roughly 30 to 40 minutes from the Gulf beaches. That is a manageable day trip, not a daily swim. If your picture of life here involves walking to the sand every morning, the Ranch will not deliver it — be candid with yourself about how often you will actually make that drive.
What is close is the shopping. The Mall at UTC and the district around it sit about seven miles west of Lakewood Ranch Main Street, roughly fifteen minutes, and that corridor is where a good share of the Ranch does its errands.
Island life runs at a different pace, and the seasonal swing is real — the same street can feel busy in February and near-empty in August. Everything that is not on the island is over a bridge, and that shapes the day in ways that are hard to appreciate from a listing photo. Visit in both seasons before you decide.
Island waterfront carries waterfront pricing, flood and windstorm insurance considerations, seawall and dock obligations, and the realities of barrier-island ownership. Lakewood Ranch carries CDD fees, HOA dues, and in many cases club memberships. Neither is “cheaper” in a simple way — the true monthly cost depends entirely on the specific home, and comparing a sticker price on one side to a sticker price on the other will mislead you. We put the real all-in numbers side by side before you choose.
THE THING NOBODY ELSE WILL TELL YOUThe most common mistake we see is buying for the life you have this year rather than the one you are moving toward. People buy deep into the mainland and then find that what they actually wanted was the water. Others buy the island condo and then discover how much of their week happens over the bridge. Buy for the next five to seven years, not the last five. We will ask you plainly what you expect those years to look like — how much time you will spend here, what you want within walking distance, and what you are willing to drive for. |
Run yourself through these, candidly:
Because we work both markets, we have no reason to steer you toward either one. We will sit down with you, run the real numbers on both sides of the bridge, and walk you through which specific neighborhoods and homes are worth your time given what you have told us you want. If the answer is “both, eventually,” we will help you plan the order.
If you are torn between Lakewood Ranch and the islands, the most useful next step is a confidential, no-pressure conversation. Not a pitch. A conversation. Tell us about your timeline and what you are hoping these years look like — and we will give you the facts on both sides so you can decide.

Lakewood Ranch is a master-planned community east of I-75 on the mainland, spanning the Manatee and Sarasota county lines, with trails, parks, the Premier Sports Campus, two town centres and a very wide range of housing. Longboat Key is a barrier island with beachfront and bayfront residences, private dockage and Gulf access, reached by bridge. The Gulf is roughly 30 to 40 minutes from Lakewood Ranch; on Longboat Key it is at the door, while most errands and services are back over the bridge.
Lakewood Ranch is approximately 30 to 40 minutes from the Gulf beaches, since it sits east of I-75 on the mainland. That makes the beach a realistic day trip rather than a daily walk. The Mall at UTC and the surrounding shopping district are much closer, about seven miles and fifteen minutes from Lakewood Ranch Main Street.
Lakewood Ranch is served by both the Manatee County and Sarasota County school districts, because the community crosses the county line. Two homes a few streets apart can fall in different districts. School grades are published by the Florida Department of Education, and zoning for any specific address should be confirmed directly with the relevant district rather than assumed from the community name.
Yes. State College of Florida has a campus in Lakewood Ranch, east of I-75, alongside its campuses in Bradenton and Venice. Tuition runs at roughly half the level of a state university, and an associate in arts degree transfers into the Florida state university system under Section 1007.23 of the Florida Statutes. Its Collegiate School is a tuition-free public charter where students earn a high school diploma and an associate degree at the same time.
Many people here own in both markets over time rather than at once, moving between the mainland and the water as what they want from a home changes. Planning that sequence deliberately — including which to buy first and how the timing works — is one of the more useful things a local team can help with.
Neither is straightforwardly cheaper, because the true cost depends on the specific property. Island waterfront carries waterfront pricing plus flood and windstorm insurance, seawall and dock obligations, while Lakewood Ranch homes typically carry CDD fees, HOA dues and sometimes club memberships. The all-in monthly cost should be compared property by property rather than by sticker price.
A good agent for this comparison is one who works both sides of the Trail and will price the trade-off rather than sell one of them. Inland means community development district assessments, newer construction and larger lots. The islands mean flood zone and insurance exposure, older stock in places, and a different cost of ownership entirely. That agent should quantify both by address rather than describing them in general terms. Danielle Gladding & Co.
