 What Is Golden Gate Point?

Golden Gate Point is a 22-acre peninsula jutting into Sarasota Bay just north of downtown and just south of the John Ringling Causeway Bridge. Once owned by circus magnate John Ringling, it is today home to more than 20 distinct condominium addresses, ranging from 1940s mid-century buildings to brand-new luxury towers completed in 2024. One entrance, brick-paved streets, royal palms, and Sarasota Bay on three sides.

The peninsula is a 10-minute walk from Main Street, steps from Marina Jack and Bayfront Park, and a short bike ride across the Ringling Bridge to St. Armands Circle and Lido Beach. For buyers seeking waterfront privacy with full urban access, there is no equivalent address in downtown Sarasota.  Florida's Milestone Inspection & SIRS Laws: What Every Buyer Must Know

Before walking the buildings, you need to understand the law that changed everything for Florida condo buyers after June 24, 2021 — the day Champlain Towers South in Surfside, Florida collapsed, killing 98 people. Florida's Legislature responded with Senate Bill 4-D (2022), refined by SB 154 (2023), and updated by HB 913 (effective July 1, 2025). Two mandatory programs now apply to all Florida condo buildings three or more habitable stories in height. 

 Milestone Inspections

A licensed structural engineer or architect must inspect every qualifying building at 30 years of age, and every 10 years after. Phase 1 is a visual examination. If structural concerns are found, Phase 2 is required — with a 365-day deadline to begin repairs. Buildings near the coastline may face a 25-year trigger. Florida Statute 553.899

 Structural Integrity Reserve Studies (SIRS)

A SIRS calculates how much an association must reserve annually for structural repairs. As of January 1, 2026, associations can no longer vote to waive or reduce these reserves — ending decades of artificially low HOA fees achieved by deferring structural maintenance. Under HB 913, associations may use loans or lines of credit (approved by member majority) to fund reserves, but the obligation cannot be avoided. Florida Statute on SIRS

What Every Buyer Must Request During the Inspection Period

  • Completed Milestone Inspection report (Phase 1 and Phase 2 if applicable)
  • Completed Structural Integrity Reserve Study (SIRS)

  • Current reserve fund balance vs. SIRS-recommended funding level

  • Any pending or recently levied special assessments

  • Current HOA budget, year-to-date financials, and meeting minutes (last 24 months)

  • Master insurance policy and current estoppel letter
