The Club is a private facility for Members Club members and Ritz-Carlton hotel guests, with its own pool deck, beach service, fitness facility and three dining venues — Ridley’s Porch, the open-air Tiki Bar on the sand, and Kemp’s Market. The Beach Residences has its own pool, its own amenity set and its own front door. The two are neighbors on one beachfront parcel with separate ownership and separate governance. They share a beach. That is the extent of it.

Members Club membership — which also carries the Spa Club at the downtown hotel and the Tom Fazio golf course inland in  Lakewood Ranch — is a separate purchase with its own deposit, dues and tiers. Terms and availability have differed by building and have changed over twenty years. If the Club is a material part of why you are buying, and for many buyers here it is, get the current tiers, deposit, dues, transfer terms and waitlist status in writing from the Club before you go under contract. The building sits toward the quiet end of Lido Key, on a street that dead-ends into South Lido Park — a hundred acres of beach, trails, mangrove tunnels and a kayak launch at the island’s southern tip. Ted Sperling Park is a short walk. It is a materially quieter stretch than the public beach a mile north, and the traffic pattern reflects that: there is nothing beyond you, so nothing drives past you.

North about a mile is St. Armands Key and St. Armands Circle — the restaurants, the boutiques, Kilwins, the whole outdoor-table version of an evening. It is a pleasant walk in January and a bike ride or a short drive in August. Beyond the Circle, the John Ringling Causeway carries you across to Downtown Sarasota in roughly fifteen minutes: the Van Wezel, Selby Gardens, the opera, the bayfront, Sarasota Memorial. Longboat Key runs north from St. Armands if the conversation ever widens that direction, and Bird Key sits on the causeway between.

There is also a Ritz-Carlton trolley running between this beachfront property and the hotel downtown, which is the sort of small thing that turns out to matter a great deal on a February evening when you would rather not park.

Who This Building Suits — and Who It Does Not

It suits the buyer who wants the Gulf out the front door and does not want to run a building. If the appeal of a branded address is that somebody else handles the packages, the valet, the vendors and the reservations, this delivers that on sand rather than on a bay.

It suits the buyer who wants a small building. Eighty-eight homes is a community you can actually know, and for a great many people arriving from a two-hundred-unit tower somewhere north, that is the whole point.

It does not suit the buyer who wants a boat at the door. There is no dockage here — this is beachfront, not a boating address, and if a slip is part of the picture the conversation moves to the bayfront buildings, to Longboat Key, or to a home with private dockage. It suits the buyer who wants a small building. Eighty-eight homes is a community you can actually know, and for a great many people arriving from a two-hundred-unit tower somewhere north, that is the whole point.

It does not suit the buyer who wants a boat at the door. There is no dockage here — this is beachfront, not a boating address, and if a slip is part of the picture the conversation moves to the bayfront buildings, to Longboat Key, or to a home with private dockage.
